Gold In The Garden is a subdivision consultancy firm based in Perth, Western Australia. We provide services for small residential subdivisions up to large multi-lot and rural developments.

FOUNDER


The company was founded by Brendan Young who began studying in the field of Architecture in 2006 with his HSC Major design project. He holds a Bachelor of Architecture from UNSW as well as a Diploma of Architectural Technology.

While working as a new home building consultant for one of Perth’s biggest builders, Brendan found himself aiding people to subdivide their land. This lead to the birth of a focus to help others access their Gold In The Garden.

When he’s not grappling with local councils to get the best approvals across the line, Brendan enjoys spending his spare time grappling in Brazilian Jiu-Jitsu and is dedicated to raising and supporting his young family.

INFORMATION

Subdivision is the dividing of land into smaller lots. This is most common in areas where the zoning has changed, which occurs by the introduction of a new Town Planning Scheme or a scheme amendment. An example of this would be where the zoning may have previously been R20 and the Town Planners change the zoning to R40 or higher. This is usually done in an effort to support increasing population and to improve the residential density of a suburb or area.

What does this mean for you? If you have a piece of land, the minimum lot sizes along with many other regulations such as set-backs, open space, outdoor living, parking and other governing parameters are all adjusted to give you a higher potential for your block to be split. This can open up the possibility for you to access the gold in your garden… By that we mean access money from your land that you otherwise couldn’t have before.

Zoning varies in every suburb and also within the suburb. The zoning density generally increases as you get closer to main roads with bus routes or train stations and also when in close proximity to infrastructure centres such as large shopping complexes and central business districts.

A common subdivision is where an existing dwelling is retained and a new title of land is created behind this house and given its own access, producing what is commonly known as a ‘Battle Axe Block’. In other instances, if it is wide enough, a block can be split down the center creating two elongated blocks that both have the advantage of a street frontage – This can prove valuable as it gives the opportunity for the design of the homes to incorporate street presence – This is usually only done when the existing dwelling is to be demolished, making way for two new builds or a duplex, triplex or terrace style homes in a row – provided the block accommodates such potential. There are also occasions in which a retain and build can take place whereby splitting a corner block, for example, allows the owner to create a new lot without having a driveway pass through the site which is retained.
